Built-in and panel-ready appliances disappear into your cabinetry, and that's the point. It's also why built-in appliance repair in a Vancouver kitchen takes more care than work on a freestanding fridge. A panel-ready dishwasher is fastened to the countertop and carries a heavy custom door panel. An integrated refrigerator column may be anchored to the wall, trimmed with filler strips and aligned to within a few millimetres of the neighbouring cabinets. Pulling either one out incorrectly can crack panels, chip stone or scar hardwood.
Fix Cheetah specializes in repairing these appliances while protecting the millwork around them. We assess whether the repair can be done in place, and when a unit must come out, we follow a careful removal and reinstallation process that keeps panels aligned and cabinetry intact.
We repair built-in and panel-ready appliances from Sub-Zero, Thermador, Miele, Gaggenau, Bosch, Fhiaba, Liebherr, JennAir, GE Monogram and others throughout Metro Vancouver, the Fraser Valley and across BC.
Diagnose first, move second
Many built-in repairs can be completed without removing the appliance. Door gaskets, hinges, ice makers, fans accessible from inside the cabinet, control panels, igniters and elements can often be serviced in place. Before we move anything, we run the appliance's diagnostics, check error history and test components we can reach, so we only pull a unit when it is genuinely necessary.
Safe removal from custom cabinetry
When a repair does require removal, such as a sealed-system repair, a drain pump replacement on a panel-ready dishwasher or a leak under an integrated fridge, we plan it carefully. We identify every anchor point, anti-tip bracket and panel fastener, protect the floor and adjacent cabinets, and disconnect water, power and, where applicable, gas before sliding the unit out.
- Floor protection and glide pads under heavy units
- Custom panels removed or supported so their weight is not on the hinges
- Water lines shut off and capped before disconnection
- Countertop brackets and side mounts released rather than forced
- Adjacent cabinets and stone edges shielded during removal
Panel-ready dishwashers
Panel-ready dishwashers are some of the most common built-in appliances we repair. The heavy custom door panel changes the door balance, so worn door springs, stretched cables and broken hinge links are frequent issues. Many of these dishwashers are European designs with base-pan leak detection, and a small leak can lock the machine out entirely.
When we reinstall a panel-ready dishwasher, we adjust the door spring tension to match the panel weight, realign the panel with neighbouring drawers and verify that the unit is level and securely anchored so it does not tip forward when the door is opened.
Integrated refrigerator and freezer columns
Column refrigerators and freezers are often installed side by side and trimmed together. We know how to release the anti-tip anchors and trim kits, and how to reinstall the unit so the reveal lines match again. Common repairs include condenser cleaning, fan motors, defrost components, ice makers, door closers and electronic controls.
Built-in ovens, microwaves and coffee systems
Wall ovens, speed ovens, drawer microwaves and built-in coffee machines slide into cabinet cutouts and are usually held by screws hidden behind the door or trim. We support the weight properly during removal, protect the cabinet face and reinstall with the correct fasteners so the unit sits flush.
Common problems we fix
Panel-ready dishwasher door drops open
Door springs or cables not matched to the custom panel weight, or worn hinge components, cause the door to fall open or slam shut.
Integrated fridge not cooling
Blocked condenser coils behind a toe-kick grille, a failed condenser fan or a defrost problem are common in tightly enclosed columns.
Water leaking under built-in units
Failed water inlet valves, loose ice maker lines or a leaking dishwasher pump can damage cabinet bases and subfloors if not caught early.
Panels misaligned after a previous repair
Poor reinstallation leaves uneven reveals and rubbing doors. We realign panels and adjust hinges to restore a clean, even look.
Built-in oven not heating
Failed elements, a faulty temperature sensor or a control relay can stop a wall oven heating, often repairable without full removal.
Door not sealing on integrated refrigeration
Worn gaskets, sagging hinges or a misadjusted door closer lead to frost build-up and condensation.

Do you have to remove my built-in appliance to repair it?
Not always. Many repairs, including gaskets, hinges, ice makers, controls and elements, can be done in place. We diagnose first and only remove the appliance when the repair genuinely requires it.
How do you avoid damaging custom panels and cabinetry?
We protect floors and neighbouring cabinets, support custom panels so their weight is off the hinges, and release every anchor and bracket rather than forcing the unit out. When we reinstall, we realign panels and trim for even reveals.
My panel-ready dishwasher door falls open. Can you fix it?
Yes. This is usually a door spring, cable or hinge issue, often because the springs were not adjusted for the custom panel weight. We replace worn parts and set the tension correctly.
Can you repair integrated refrigerator columns?
Yes. We repair integrated refrigerator, freezer and wine columns from Sub-Zero, Thermador, Fhiaba, Liebherr, Miele and others, including cooling, defrost, ice maker and control problems.
Do you also install built-in appliances?
Yes. We offer a dedicated built-in appliance installation service covering cutouts, panel mounting, anti-tip anchoring and water connections, with gas connections handled by licensed gas technicians.
